Partner Family Requirements

If you would like to apply for a Habitat home, please read the following. If you then feel that you meet the requirements, and are ready to become a homeowner, please print the application from this page and return it to our office:

 

1. Applicants must have a housing need (For example: plumbing problems, poor heating, leaks in the roof,  overcrowding, unsafe structure, no home).

2. Applicants must have lived in LaPorte County for at least one year (exceptions will be made for military deployments).

3. Applicants combined annual household income (including wages, social security, TANF, child support, and any other income)

    must fall within the ranges below.

4. With permission, LCHFH will verify employment and other income, verify checking and saving account balances, obtain statements from current and previous landlords, perform a credit check, and ask for credit references.

5. If approved for a Habitat home, LCHFH will require participation in programs such as basic construction skills, budgeting, home repair, and maintenance.

6. Partner Families are required to work 500 hours of "sweat equity" (work related to Habitat functions such as construction, office, fund-raising, etc.) and100 of those hours must be completed before construction will begin on the home.

7. If approved for a Habitat home, $700 dollars will be required for a down payment and an additional $800 for loan closing expenses when the house is complete. Partner Families will have ample time to save this money before construction and closing. Of this amount, only $100 is needed before construction will begin.

8. After the house is complete and class, sweat equity, and down payment requirements have been met, LCHFH will then sell the house to the family at their construction costs. Habitat house payments include taxes and insurance (USUALLY around $400-425 per month). The house payments will be used by Habitat to build more homes for other families. Our ability to build more homes requires these payments be made on time.
